One-bedroom apartments, whether new or old, continue to be the most preferred by buyers. Over the past 12 months, the price per square meter in this segment of the real estate market has remained relatively stable. One of the reasons for this is that some buyers have temporarily withdrawn from the market, waiting for developments in property prices upon Bulgaria's potential entry into the eurozone. However, the delay of this process could lead to an increase in supply during the spring of the current year. A significant portion of buyers prefer to acquire apartments at an early stage of construction, where prices are lower compared to completed properties.
In Sofia, one-bedroom apartments have increased in price by 9% over the past 12 months. The average price per square meter has risen from 1380 EUR at the beginning of last year to just over 1500 EUR currently. The period from March to July did not show significant changes in the value of housing, with the main price increase occurring after September 2024.
In Varna, limited supply and a shortage of residential plots led to an increase in the price per square meter for one-bedroom properties by around 16%. Unlike in Sofia, the price increase here was concentrated during the summer months - from mid-April to the end of August. A second phase of gradual growth was observed from the end of October to mid-December 2024. By mid-January, the average price per square meter for one-bedroom apartments reached 1390 EUR.
In Burgas, a series of rises and peaks led to an increase in the price of one-bedroom apartments by 4%, although this is the lowest increase among the cities considered. Over the past 12 months, the average cost per square meter of living space for one-bedroom properties increased from 880 EUR to 920 EUR.
In Plovdiv, the price per square meter of living space for one-bedroom properties remained almost unchanged from January to mid-October 2024 - averaging 1040 EUR/sq.m. At the end of October and mid-December last year, there were two increases above 1100 EUR, but at the beginning of the current year, the average asking price fell back to 1070 EUR/sq.m. These fluctuations are due to the release of new completed properties on the market. Over the past three years, the city has been actively developing, with buyers predominantly being people from nearby larger cities who are moving to Plovdiv for various reasons.
