Housing prices in Sofia remained stable in the first half of the year. The most dynamic is the market of undersized housing. The change in prices varies from -10% to +15%, with the highest price increases in the area of the Medical Academy, Beli Brezi, Krasno Selo, and Oborishte.
2-room dwellings are without significant change in one part of the metropolitan districts. For them, an increase in prices was observed in Lozenets, Boyana, Slatina, and Musagenitsa, and a significant decrease in prices in Ivan Vazov and Zone B-18.
The market for 3-room apartments remains the calmest. The deviation in the price per square meter in the middle of the year compared to the beginning is minimal. The prices in the districts of Nadezhda, Iztok, Poduyane, Lozenets, Reduta, Banishora, Krastova vada, Darvenitsa, and the housing complexes Mladost and Lyulin are unchanged or with a minimal change.
The expected increase in interest rates on mortgage loans and the withdrawal of people with lower incomes from the real estate market is the reason for the retention of prices in Sofia. Prices are not expected to fall as much as buyers hope. Rather, we will witness a slowdown in the pace of price appreciation.
