In our country, property prices had reached stable levels before the declaration of the state of emergency, with slight increases of 2-3%. After the state of emergency, prices remain unchanged and comments are made within 5-10%.

The stability of the real estate market in the conditions of the corona crisis can be attributed to the available loans, the availability of funds in households, and the lack of an alternative to such investments.

Before the state of emergency before March, buyers in Sofia relied heavily on mortgages, while after the pandemic, demand changed and buyers with available own funds were more active.

In the capital, more and more finished apartments are in demand, with the greatest demand for two-bedroom and multi-bedroom properties. The supply of houses and properties in the suburbs has also increased.

Increased demand for real estate in the capital is for one-bedroom apartments up to 90 thousand euros and two-bedroom apartments with parking or garage, whose prices start from 130 thousand euros.

Forecasts indicate that a sharp drop in prices is not expected until the end of the year if the pace of transactions remains unchanged. It is likely that property prices will remain at current levels and even slightly increase - within 2-3% by the end of 2020.

With regard to banks, they continue to lend at the same rate but are slightly more restrictive in terms of funding.
