In the first half of 2019, in response to increased demand for quality residential properties in the capital, supply in the segment registered an 11% increase.
Active construction projects continue to increase. At the end of the first half of 2019, they added 4 360 housing units, an increase of 4% over the previous period.
There is a tendency to increase the size of common premises (living room and dining room) in new homes. Increasingly, a one-bedroom home has an area of more than 70 square meters, and two-bedroom apartments have more than 120 square meters. As a result of supply shortages, 60% of the total volume of properties in the segment were sold at the “under construction” stage.
During the first half of 2019, average selling and rental property prices remained stable. The prices of the apartments are in the range 145 000 - 250 000 depending on the number of bedrooms, and for houses they range between 420 000 - 450 000 euros. As for mid- to high-end residential rentals, they start at € 950 and go up to € 1,600 and for homes - € 2,000.
Forecasts show a stable high-end real estate market by the end of 2019. Current levels will maintain average rental and sales prices.
