Housing prices of high-end increased by 7% last year.

By the end of 2017, more than 50% of the high-class dwellings in Sofia had been purchased at the "under construction" stage. Active construction is preserved with 2,800 residential units to be completed.At the beginning of the year demand in the relevant segment grew by 12%, or a total of 7900 residential units.

Demand remains focused primarily on residential properties for own use with a 75% share at the expense of the homes purchased for investment purposes. Buyers who have used bank finance to realize their purchase and those who have invested their own funds are evenly distributed.

Reported growth of transactions with houses (33% of total demand), and three-bedroom apartments (42%). The most sought-after areas are the Business Park Sofia, as well as the Krastova vada and Vitosha districts.

Prices for medium and high-end dwellings increased by 7% in 2017 and fluctuate widely between 1,000 and 1,600 euros per sq. m. ( with VAT) depending on their extra features and the surrounding environment. The relative discount on sale is approximately 2.7%.

The average rent in the segment under consideration is between EUR 900-1,100 for a two-bedroom apartment, EUR 1,300-1,600 for a three-bedroom apartment. At houses the rent level is about 1,900 euros.

Delays in homebuilding purchases are expected as a result of the large number of projects expected to be completed soon. It is also predicted that the share of property acquired in the segment will be retained.
