During the last year there is a tendency for serious shortage of apartments for rent in Sofia. The demand is much bigger than the supply and that increases the prices of rents between 7% and 20% compared to 2014. Tenants are mainly young single people who still do not feel sure to buy their first home. The demand is for two and three bedroom fully furnished apartments with new furniture and equipment in the central and southeastern areas of the capital and near the metro station. For such kind of apartment the tenants are willing to pay amounts from € 250 to € 400.
Along with the shortage of rentals and the increased demand for apartments in Sofia the investors are looking for apartments to buy and offer for rent. Part of the builders and investors even change their strategies and do not sell their homes before the building is finished. The purpose of this change is to achieve higher selling prices for apartments because they are the most expensive when building has a use permit and at least 70% of the residents - then the buyers feel much more confident and tend to pay the higher price.
