The new residential buildings in Sofia are sold on 90% before the Certificate for habitation, the so called Act 16. Only a small part of the apartments are sold after the issue of the Certificate.

The demand for residential properties in the capital continues to rise, and the increasing prices do not scare buyers who are becoming more prepared. In addition, the market develops with good sustainability and economic efficiency.

Тoday's buyer wants newly constructed buildings, but not the one that were completed five years ago. The preffered apartments are the ones which could be modified and finished be the owners.

In the next few years, on the real estate market is expected to be relieced over 816 thousand sq.m. of BA, and this statistic includes the residential complexes and buildings that have received Permission for construction in the last two years.

The interest of the builders continues to grow and the priority is finding a large enough land plot with an attractive location which could satisfy the growing demand of the market.

The most desirable destination remains the center of the capital, but because of the overcrowding, the traffic and the lack of parking places, the focus and the investment intentions are shifting to the southern districts of Sofia.

According to the statistics, Manastirski Livadi-Iztok District is developing most rapidly. By the end of 2019, nine new projects are expected to be put into operation in the area, and at about the same number are expected the construction site to be opened.
