Growth of the property deals in Sofia, luxury properties are the safest investment

During the first half of 2015 an increase of 27%of property deals in Sofia was recorded compared to the same period of 2014

For this period are carried out 11 291 property deals in comparison to 8825 for the same period last year. A trend is also the increase of mortgages with 48% for the first six months of 2015, compared to the same period last year.

There is also increasing interest in luxury properties and luxury houses available in southern districts of Sofia.

The average downtime of the properties from their announcement to the sale is also decreasing. This period is at about 60-80 days in comparison with 90-95 days for the first half of 2014.

Compared to 2012 the announcements “were waiting” at about four months before they find their buyer.

The gradual rise in prices is a trend that will continue due to the lack of luxury properties.

Buyers still prefer the new housing constructions. Construction and realization of new projects is intensifying. During the last months a significant growth in sales of luxury homes from the high price segment - over € 120,000 is observed and is expected to continue.

We expect positive trend in prices in the housing segment in Sofia within 2-3% annually, and also the trend of the increased interest in sales of properties for investment purposes to continue.

The demand for office spaces and industrial properties is likely to increase.

The interest of buyers in locations suitable for houses in urban and rural areas will be retained. We expect withdraw of some money saved in banks and using them to purchase property - housing, land plots, agricultural land, luxury estate.

There will be an increase in mortgage loans. The decline in interest rates on deposits will continue, a fact that we expect to impact the interest rates on loans.

The increase of the number of deals, moderate price increase in areas with good transport accessibility and infrastructure, shortening the deadline for their finalization and intensifying of the new construction type properties are the main trends in the real estate market in 2015, which we expect to continue in 2016.
